Steller Property Funds Pty Ltd is the funds management division of the Steller Group, a Melbourne based, full service property development and construction group established in 2006. Specialising in property funds management, Steller Property Funds, aims to create investment opportunities for investors seeking regular and reliable returns based on successful development projects. Steller Property Funds draws on the collective experiences of its executives in property development, investment and management, funds management, and corporate finance. Steller Property Funds only invests in Australian property, actively managing its assets to enhance income and capital growth for investors.

What is the minimum amount I can invest?

We have a number of investment products with different minimum investment requirements.

What is the expected level of returns?

The current investment options all offer a fixed rate of return with varying frequency interest payment times. All rates are net of all fees but before tax. Please contact our Executive Director on 0412 177 777 for further information.

What is the investment time for the Steller Property Funds?

Property Income Fund – 3-year term;
Project Series Notes – this is a Project Specific fund where the investment term is aligned to the development timing. Steller’s average time for a development is 24 months.
Mortgage Income Fund – 4-year term;

Am I able to withdraw money out of a project before completion?

Generally, no. Invested funds will be fully committed to funding of developments for the duration of the investment term.

When do I receive returns?

Property Income Fund – Interest is payable quarterly in arrears; Principal is paid on maturity. Project Series Notes Interest and Principal is payable at completion of the project. Mortgage Income Fund – Interest is payable quarterly in arrears; Principal is paid on maturity.

Quarterly Interest payments are due as at the last day of each March, June, September and December.

Can I invest through a SMSF?

Yes. The investment opportunities offered by Steller Property Funds can all accept investments made through a SMSF (self-managed super fund).

What is a sophisticated investor?

To qualify as a Sophisticated Investor and therefore be entitled to invest in our wholesale Funds, you must invest a minimum of $500,000 or meet one of two criteria under the rules applied by the Australian Securities and Investments Commission.

You must have either;

  • $2.5m in net assets or
  • Have earned $250k (gross) for the previous two financial years.
